What is ceiling spalling, and when should it be assessed?

Ceiling spalling—commonly known as spalling concrete—occurs when concrete on a ceiling cracks, bulges, and flakes off in chunks, often exposing rusty steel rebar underneath. In Singapore HDB flats and condominiums, this is a frequent problem in humid areas like toilets, kitchens, and service yards. Never paint over active spalling; it requires proper structural repair before repainting.

Primary Causes of Ceiling Spalling

Understanding what triggers spalling concrete helps prevent moisture damage from spreading deeper into your ceiling slab:

Rebar Corrosion & Expansion

Moisture and air penetrate the concrete slab, causing the embedded steel reinforcement bars (rebar) to rust and expand up to several times their size.

Internal Pressure & Cracking

As rusting rebar expands, it exerts massive outward force on the concrete shell, causing it to crack, fracture, and detach from the ceiling base.

Carbonation of Concrete

Carbon dioxide in humid air gradually reacts with concrete over time, lowering its alkalinity and neutralizing its natural corrosion protection around rebar.

Trapped Water Vapor

Poor bathroom ventilation and steam accumulation speed up moisture penetration, worsening underlying rust and peeling ceiling plaster.

When Should You Assess and Repair Spalling Concrete?

Spalling concrete should be assessed immediately to prevent falling debris risks and higher restoration costs down the road:

At the First Sign of Bulging or Rust Stains

Assess your ceiling as soon as you spot fine cracks, brown water trails, or localized humps forming on the plaster surface before chunks start falling off.

When Bare Metal or Rebar is Exposed

If loose concrete has flaked away to reveal dark red/brown rusted steel bars, urgent repair is necessary to scrape away rust and coat the steel with anti-corrosion primer.

Before Starting Any Repainting Project

Never cover spalling areas with fresh paint or hide them behind a false ceiling. Painting over active rust traps moisture, causing new paint layers to fail rapidly.
